Landlord Fees – Let only

Non-managed properties: (where Kernahans do not Block Manage) 10% of annual rental + VAT

Managed properties (where Kernahans Block Manage) 8% of annual rental + VAT

Renewals: 7.5% of annual rental + VAT

Let only service includes marketing the property, carrying out accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tenant including credit checks and referencing and finalizing the tenancy agreement.

Flat Management Service

6% of annual rental + VAT

(Min Charge £150 + VAT (£180.00 inc) per month

As an additional service to the above we can also offer collection of rent, payments on account to client’s bank account each month, the production of a detailed statement of account each quarter showing the income and expenditure . Dealing with repairs and maintenance of the flat together with tenants queries as and when required.

Flat Management Service fee – non rental:

£2,000 + VAT per annum (£2,400 inc)

Tenant Fees for Assured Shorthold Tenancies

Holding Deposit One Week’s Rent
This is to reserve a property. Please note This will be withheld if any relevant person (including any guarantor) withdraw.

Security Deposit- Five Week’s Rent
Paid upon or before signing the tenancy agreement and held against any tenant damage or defaults.

Lost Keys
Pay the actual cost of replacing any lost key(s) or other security device(s) and cutting new keys if any keys are not returned to the Landlord or the Landlord’s Agent when the Tenant moves out. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys will be charged to the tenant.

Variation of Contract (Tenant’s Request) £50 (inc. VAT) per agreed variation
To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request) £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher
To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination
Should the tenant wish to leave their contract early apart from in accordance with any break clause, they shall be liable to pay to the Landlord, or the Agent, any re-marketing or referencing costs incurred by the landlord in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.

Other Reasonable Costs

To pay to the Landlord, or Agent, all reasonable costs and expenses incurred by the Landlord for the following:
(a) recovering or attempting to recover any Rent or other monies in arrears;
(b) the enforcement of any reasonable obligation of the Tenant under this Agreement;
(c) the service of any Notice relating to any major breach of this Agreement whether or not court proceedings are brought
Such costs and expenses shall be deemed to include any charges which the Landlord may reasonably incur in connection with proceedings in a court of law against the Tenant but without prejudice to a Tenant’s right to have such costs assessed by the relevant court

Pay any bank charges for any payment presented to the Landlord’s Agent’s bank but returned, refused or re-presented by the bank for any reason.
