Kernahans priority is to work with clients on a personal one to one basis with close communication at all times in order to achieve a clear objective and meet client’s expectations.

Our marketing strategy for lettings comprises of:

  • The preparation of full colour marketing particulars including description of accommodation, size, location, photographs and floor plans (when required) for dispatch to applicants.
  • Advertising in the local and London press.
  • Circulating the property to applicants on our tenants register, including banks, multi-national companies, and financial institutions.
  • Advertising the property in our high profile window display.
  • Property listing on our website and www.findaproperty.com.
  • Circulating of properties to various relocation agencies with whom Kernahans have a working relationship.

Prospective applicants are interviewed to assess their character and suitability and are asked to provide various professional references (employer, landlord, bank, etc) so that a complete profile and recommendation can be presented to the Landlord.

Normally a 12-month Assured Shorthold Tenancy with a six-month break clause on either side is recommended. A standard comprehensive tenancy agreement is available in draft form for clients.


Property Letting Service

Kernahans will

  • Prepare a comprehensive marketing campaign.
  • Present a tenant profile to clients with a recommendation.
  • Apply for the necessary financial and/or personal references.
  • Prepare a Tenancy Agreement (unless otherwise instructed) and thereafter supervise and co-ordinate the documentation until such time as the Agreement has been signed and completed. The first month rent and deposit will be collected by Kernahans at this time.
  • Collect a security deposit (one month/six weeks rent) from the Tenant against possible dilapidations and unpaid rental.
  • Account with copies of documentation to the Landlord for the rent and deposit less any expenses and fees.
  • Make arrangements for a specialist firm to prepare an inventory of furniture, fixtures and fittings prior to the Tenant taking occupation and arranging for the inventory to be checked at the end of the tenancy. This cost shall be borne by the Landlord. Kernahans strongly recommend that a specialist inventory company prepare a detailed schedule of furniture, fixtures and fittings to avoid any dispute. 
  • Inform Tenant of Landlord’s details for subsequent rent payments.
  • The fee for introducing a Tenant is for the entire agreed term of the tenancy or any extension thereof, ignoring any options for either party to terminate.
  • Any subsequent renewal of a tenancy or with any associate party of the original tenant for any term whether or not the renewal was arranged by us is subject to a re-letting fee.
