Tenants Information
RENT PAYMENTS
Calendar monthly payable on the 1st of each month.
Rent is exclusive of electricity, gas, water, telephone, council tax, etc.
DEPOSIT
You will be required to lodge a deposit of approximately one month’s rental with the Landlord or the Agent against possible dilapidations and unpaid rental.
PERIOD OF TENANCY
Properties are usually rented out on an annual basis and in certain cases our clients are willing to grant an option to renew for a further period.
Occasionally Landlords are willing to enter into tenancies for a shorter period but rarely less than six months.
COMMENCEMENT OF TENANCY
Depending on availability and suitable references being provided. Tenants can usually take up occupation within 7/10 days of an acceptable offer being made.
ACCEPTANCE OF TENANTS
The Landlord’s decision on acceptance of a Tenant will be at their sole discretion.
UTILITIES
The Tenant is required to transfer the electricity, gas, water and telephone into their name at the commencement of the tenancy.
INVENTORY
The Landlord is responsible for the cost of providing an inventory and the Tenant is responsible for the cost of a check-out report at the end of the tenancy.
FEES
The Landlord is responsible for the payment of our fees, however the Tenant will be charged for the cost of preparing the tenancy agreement and the administration costs.
REFERENCES
In all cases, the Tenant will be required to provide suitable references and these are unusually a combination of 3 or 4 of the following:
Banker, Employer, Solicitor, Accountant, Previous Landlord, Professional Trade, Character
TV LICENCE
The Tenant is responsible for the payment of a TV licence if there is a television set in the premises (whether provided by Landlord or Tenant).
