Letting Marketing
Kernahans undertake the following.
Prepare full colour marketing details containing full description of the property – size, location, photographs and floor plans where required. Advertise in the local press, and circulate the property to applicants on our register, which includes multinational companies, banks, and financial institutions.Coordinate with a number of relocation agencies who have retained corporate clients who they represent. Advertise the property in our window display on England’s Lane and listed on our website and other property portals.
Tenant Referencing, Acceptance of Offer
All offers from prospective tenants are promptly relayed to you along with any other requirements any applicant may require.
Once the rental offer has been accepted, we will take up references on behalf of the prospective tenant from their bank, employer, previous landlord, accountants or other character references as well as a credit check dependent on their individual circumstances.
A complete tenant profile will be sent to you with our views and recommendations following a personal interview with the applicants.
Tenancy Agreement
A 12 month Assured Shorthold Tenancy will be entered into, with a 6 month break clause on either side, subject to a month’s notice from the tenant and two months from the landlord.
A copy of our standard comprehensive tenancy agreement is available upon request but a draft will be sent to you once terms are agreed.
Inventory
It is strongly recommend all landlords have an independent inventory prepared by a specialist inventory company. This is an important document should any issues arise at the end of the tenancy in respect of the return of the deposit.
Security Deposit
A 6 week deposit will be required to be paid by the tenant.
Every landlord in the country is required by law to join one of three government deposit schemes. Kernahans are registered with Mydeposits.co.uk which is an insurance based deposit scheme, which means that Kernahans can retain the deposit paid by the tenant in our designated client account and pay a small insurance premium on your behalf.

Safety Legislation
Under common law, landlords must ensure that properties are safe to let. Failure to comply is considered a criminal offence. The following are some of the safety checks that need to be carried out on your behalf and further information is available upon request:
Gas Safety (Installation Use Regulations 1994; amended 1998). The landlord must carry out an annual inspection of the gas installation appliances by a registered gas safe engineer.
Electrical (Electrical Equipment Safety Regulations 1994 & Electricity Works Regulations 1989). The landlord must ensure that all mains voltage electrical appliances and equipment is tested and is safe to use. Such inspections should be carried out by NICEIC qualified electrical engineers.
Furniture and Furnishings. (Furniture and Furnishings (Fire Safety) Regulations 1988 (amended 1989; 1993)). Soft furnishings such as mattresses, settees, beds, cushions, etc must meet fire resistance standards and bear a permanent label confirming so.

Letting Fee
The fee for introducing a tenant is for the entire agreed term of the tenancy or any extension thereof, acknowledging any option for either party to terminate.
Any subsequent renewal of the tenancy with or with any associate party of the initial tenant for any term, whether or not the renewal was arranged by us is subject to a re-letting fee.
Letting fees are by agreement.
Flat Management / Collection of Rent
Kernahans are specialists in property management in respect of rental properties having been active in this field for over 30 years.
Services include collection of rent, payments on account to clients bank account each month, the production of a detailed statement of account each quarter showing the income of expenditure as at 25th March, 24th June, 29th September and 25th December, paying.
Kernahans will deal with all maintenance of the flat and deal with tenants queries as and when required.
