Tenants
Kernahans take pride in the fact that although we are engaged by and employed by the landlords in respect of their properties we feel that we also offer a valued service to all our tenants. We are of the view that it is with you the tenant with whom we have a day-to-day working relationship.
Of course we want you to have peaceful enjoyment of the property you are renting but problems do unfortunately arise and it is then that we have to work closely with you in order to get any issues dealt with as quickly and as efficiently as possible.
Tenant Application
Once you have viewed a property on our books and an offer has been agreed, you will be required to complete our application form and provide references from your bank, employer, previous or current landlord, accountants, solicitor or other character references depending on your own circumstances.
These references will be submitted to the landlord for his or her approval and once accepted, the property is taken off the market.
The landlord’s decision on the acceptance of a tenant will be at their sole discretion.
Rent Payments
The rent falls due on the first of each month. All rents exclude services, i.e. electricity, gas, water, telephone, council tax etc. If your tenancy starts before the first of the month then a full month’s payment will be payable upon signing the tenancy agreement and the second month’s rent will be apportioned accordingly.
Deposit
You will be required to lodge a deposit of between 4-6 weeks rent with the landlord or the agent against possible dilapidation or unpaid rent. Kernahans are registered with mydeposits.co.uk, an insurance backed tenancy deposit scheme whereby your deposit is retained in a designated client account and we pay an insurance premium on behalf of the landlords to mydeposits.co.uk. Period of Tenancy
We would normally prepare a twelve-month tenancy agreement subject to a six-month break clause with a month’s notice on the tenant’s or two months on the landlord’s part. In the majority of cases, our clients will enter into an option to renew for a further period and this is normally discussed 8 weeks prior to the initial term.
Inventory
The landlord is responsible for the cost of providing an inventory at the start of the tenancy; the tenant is responsible for the cost of the check out report at the end of the tenancy.
Utilities
The tenant is required to transfer all utilities into their name at the commencement of the tenancy.
Fees
The landlord is responsible for the payment of our fees, however, the tenant will be charged for the cost of preparing the tenancy agreement and the administration costs.
